Interior Painting Preparation

A professional painting contractor will spend more time prepping a project than painting it. Interior surface preparation starts with property protection and room containment. Appliances and belongings are moved to the center of the room and covered. Horizontal surfaces including the floors and countertops are protected with plastic, rosin-paper, drop cloths or skid-proof carpet runners. Adjacent rooms are sealed off to minimize dust travel. Surfaces are then prepared for priming. Walls are scraped, patched and sanded. Deep cracks are taped and bulging plaster is secured with fasteners. Trim is sanded to promote adhesion. Tack cloths are used to keep particles from being trapped in paint and caulk. Surfaces that will be stained are sanded prior to staining to avoid unwanted hightlights. Primers are selected based application and substrate. Painters tape and high-quality roller covers are used to ensure sharp lines and a smooth finish. HEPA vaccuums are used to clean and trap remaining debris. All horizontal surfaces are wiped clean at the end of the project.   



Exterior Painting Preparation

Exterior preparation varies from home to home and is primarily dependant on the age of the structure and the condition of the existing substrate (existing layers of paint on the home). Homes are scraped from top to bottom and then powerwashed. We select detergents based on the amount of existing mildew on the structure, the condition of the siding, the type of siding,  and proximity of trees and shrubbery around the building. Vertical gaps are sealed with high-quality elastomeric caulk. Holes are filled properly with exterior wood filler then sanded. Primers are selected based on the composition and quality of the siding and trim. Middlesex Paint and Restoration is a lead safe renovation company and follows RRP lead safe work practices. Workers wear proper safety equipment. Belonging are stored and protected. Windows and grounds are covered with plastic sheeting. Waste is properly disposed of.


Finish Painting

Middlesex Paint and Restoration will work closely with you to select the best paint manufactures, colors, and sheens. We follow all manufacturer product recommendations. All projects that are sprayed are back-brushed. We recommend that our clients select finish paints that fall between the mid to high price range: $35.00-$80.00. Cheaper paints contain less pigments and binders and are often watered down with solvents. This translates to poor color retention and requires additional coats to cover which increases labor costs. For specialty applications we may recommend using additives to accelerate dry times, improve hardening, or retard mildew re-growth. We never paint on wet, damp, extremely cold or extremely hot days. All coats are given the proper amount of time to dry and cure. 


Exotic Wood, Stucco, Composite Vinyl & Concrete Siding

Manufacturers introduce new specialty stains and sealants everyday in an effort to keep pace with new construction materials and changing VOC emmission standards. Some stains are formulated for traditional building materials like cedar and pressure-treated wood while others are formulated for exotic hardwoods like Ipe, Cumaru (Black Locust), Garapa, Massaranduba (Brazilian Redwood). Some stains should be used in shady areas and others on surfaces that receive direct sun-light. Some require one coat and others require two. Some require pre-treating and others should be applied on bone dry surfaces. Middlesex Paint and Restoration can help you select the correct products, stains, polyurethanes, oils and sealants to make your staining project look the best it can and last the longest it can.

Cabinet and Specialty Painting/Coating

Middlesex Paint & Restoration specializes in custom cabinet painting and refinishing services. Finish options include polyurethane, polyurethane-hybrid, water-based, and acrylic paints. We work with the following name brands: Milesi Wood Coatings, Fine Paints of Europe, Benjamin Moore, INSLX, and Sherwin Williams. Regardless of the product the end result is a hard factory finish in any color or sheen.


Cabinets take 3-5 days labor for small to mid-sized projects. Cabinets can be sprayed out or rolled and brushed. Cabinets can be lightly used 3 days after completion. Full cure time is is approximately 30 days. We spray cabinets and doors on-site.
